90 rooms, seven floors and a whole lot of hygge: that’s the new Zleep Hotel near Zurich Airport in Kloten. The Zleep brand, which has its roots in Denmark but belongs to H World International, is expanding in Central and Eastern Europe. This includes Switzerland, where we were commissioned as general contractor for Operation Supplies & Equipment (OS&E) for the first Zleep Hotel.
In other words: we were able to manage the complete tenant fit-out for Säntis Home AG, franchise partner for the economy hotels in Switzerland, and procured and installed all the loose furnishings for the 90 rooms – carpets, furniture, textiles, lights and much more.
The hotel’s entire IT infrastructure, i.e. back and front office, cameras, TVs and so on, was also coordinated and implemented by Knoblauch and our partner Hotelinnovativ from Switzerland. “Basically, it went right down to the eggcup,” explains Armin Scharnagel, who managed the project together with Judith Hämmerle. So “ready to spoon”, as they say in Switzerland.
In cooperation with our carpentry partners, catering contractors and IT partners in Switzerland, we also permanently installed the lobby with all the wall cladding, the bar counter and the catering and kitchenette. Everything in Scandinavian style with a lot of coziness. Hygge, in other words.
“This project was all about close on-site support,” reports Judith, “we were able to apply all of our expertise to the interior and tenant fit-out.” Reliability, adherence to deadlines and prices – and permanent responsiveness – a project of this size with around 70 external suppliers and partners would not work without all of this.

“The collaboration with Knoblauch was completely smooth throughout the entire construction period. Even constant adjustments to the project or last-minute schedule changes on the construction site were mastered by the Knoblauch team with an ease that is impressive,” reports Rico Zindel, CEO of Säntis Home AG, which has signed a framework agreement with H World International for further franchise hotels in German-speaking Switzerland. After Zurich-Kloten, two more Zleep Hotels are planned in Bern-West and Lucerne-Emmenbrücke.
